MY OBJECTIVES ARE THE FOLLOWING:

To work with a team and get the best dollar return on the home with the least amount of problems.

 

THE FOLLOWING IS MY PLAN FOR A PROBATE SALE:

1.Communicate with executor or administrator, attorney and other interested parties to evaluate steps needed to market and sell property.

2.Work with latest market data to help parties establish a marketing price.

3.Work through plan for any repairs needed to upgrade the home.  Help provide and coordinate any trades people needed.

4.Complete all necessary paperwork and provide copies to all involved parties.

5.Submit home to the Multiple Listing Service and on various web sites.

6.Develop a list of features and benefits of the home for the cooperating agents to use for their potential buyers.

7.Suggest and advise as to any changes to make in the property to maximize return for the estate.

8.Constantly update  as to any changes in the market place.

9.Do a mailing to the surrounding area.

10.Add additional exposure through a professional sign and lockbox.

11.Hold open house when possible.

12.Pre-qualify when possible all prospective buyers.

13.Follow up on all the salespeople that have shown the home for their response.

14.Send a copy of your multiple listing, also a copy of all advertisements that have been published.

15.Represent the estate upon the presentation of all contracts by the cooperating brokers & help negotiate the best possible price and terms.

16.Handle follow up, after the contract has been accepted, on all mortgage, title, legal and other closing procedures.

17.Attend any necessary court hearings

18.Review all final paperwork

19.Work with attorney and title to arrange for distribution of funds
